    I am sorry to hear about your problems.

    You are not necessarily entitled to go to SCC with your builder. Litigating a building contract is potentially a very technical piece of law. It really needs legal advice and clearly the scale of the project means getting legal advice is not merited.

    I am not saying you should not try, because the process is inexpensive and informal, but you could run into problems later with the decision of the SCC turning out not to be binding.

    Suing builders is a famously fraught business even if you have all the lawyers you need. You may not win, and if you win he may not pay or may even liquidate to avoid paying.

    If it is within the SCC limits (i.e., not too much) it is might not be worth your while.

    Did you pay him in cash? If you paid him by EFT or cheque, the record will be your receipt.

    Did he invoice you?

    Do you need the VAT receipt for something?

    It is far from clear that a receipt always needs to be given in relation to a transaction. Of course, it is good practice that it is, and all reputable sellers will give you a receipt for a transaction of any size, but it is not a right.

    I have every sympathy and I can see why you are so annoyed.

    It sounds like you have good enough records of money spent.

    What you are seeking sounds perfectly reasonable. The problem is how difficult it will be to get.

    The Small claims procedure might be a good cheap way to at least get him to engage. But you might be better off spending your time enjoying your renovated home.

    Send an email to him outlining in numbered detail explaining all the issues that are outstanding. Include photos. Give him a reasonable deadline to respond and take corrective action. Explain that if corrective action is not taken you have no option but to pursue this further through the small claims court.

    Re the Vat receipt, explain that if you are audited you will inform revenue of the contracter who refused despite repeated requests to supply you with a VAT receipt leaving him open for an unexpected audit. You are covered as you have kept a good paper trail with emails and bank transfers so no need to worry.
