Land registry map - land grab

    I'm wondering has anyone been through something similar or can offer any thoughts.

    I'm sale agreed on a house where there is a small patch at the back of the garden that isn't appearing on the land registry map. The patch of land is in a lane way and looks like the owners did a land grab. One other neighbour seems to have done the same .
    Their sellers solicitor says it's been occupied for decades as a garage but not longer used and is boarded up.

    Most likely the lane way is owed by a landlord as the house is leashold and I assume the landlord owould also own the lane way also. We have made steps to rectify the leesehold to freehold.

    My question is if I proceed with the purchase with current boundary on land registry could I apply to have the boundary update ? Would this be expensive and time consuming ? Is there any other considerations ?
