Finally found a place and have had bid accepted/deposit paid. Is it reasonable to expect the property have the advertising removed or just "Sale Agreed" placed on Daft/sign outside house?

    Cheers.

Auctioneers won't put 'Sold' up and will only put 'Sale Agreed' once the sale cannot fall through. A lesson from the last years.

Just sale agreed. You can still back out at this stage and get 100% of your deposit back. Sold sign only comes when you sign on the dotted line.

Sign should stay up until contracts signed, and in some cases until cash hand over.

My friend is currently contract signed, and signs still up.

From a sellers POV and auctioneers, if they put up, Sale Agreed, and for whatever reason the deal does not go through. the property then has to go back on the market.
People remember this and then begin to wonder why. What's wrong with it? Did the engineer find some serious fault or planning problem that collapsed the sale?
Makes sale the second time, more difficult.
