Can I extend duplex with own private back yard

    Hi, has anyone out there ever put an extension on a duplex, ours is ground floor 2 story 3 bedroom duplex with our own private back garden, our garden is 30ft by 25 ft, and we want to build out only 6ft and 12 ft wide, the garden is in our plans when we bought the place, were at the end of the block and to be honest everyone that comes in to our place thinks it's a house, the only difference is there's a one one story apartment over us but no balcony, I'd love to know it anyone else was in a similar position and did the extension, cheers.

    Duplex is classed as a Flat for planning and fire safety purposes.
    You propose to do works on a building that contains flats.

    It's technically possible but you may require Planning, Fire safety Certificate and Disability Access Certificate.

    Check with your management company. They could own the walls to your apartment. Has anybody else done it?

    I got in touch with the council and because it's so small they said it's up to my management company and they gave me the go ahead so thanks to all who replied to my post

    Be very careful here.
    You may or they may not have understood what you are doing.

    Your building contains other apartments and is connected to other apartments.
    The exemptions are very different to the standard house.

    You have major PI liabilities and Fire Safety requirements.

    Have you got an architect or engineer on board?

    By the way OP, Class 1 exemptions do not cover Duplex units and the Regulations stipulate this.
