Buying a site with full planning permission

    I was looking for some advice I am very interested in buying a site which has full planning permission. What should I do before putting in an offer? Do I talk to a builder or the architect who designed the house. Just no idea where I should start!!

    Any advice would be greatly appreciated.

    Check the planning conditions to ensure any conditions on the planning approval wont prevent you from building the house, ie local needs etc.

    If all ok, in most instances you can always alter the design and resubmit the planning.

    We meet all the necessary criteria and are happy enough with house design, site may be a little challenging to build on as its quite steep the house is set into the site. I just wanted to get an idea of how much it would roughly cost and any problems they might envision.

    Should I contact an architect, engineer or a builder.

    I didn't want to put an offer in till I knew the house was in our budget range which it is if you go with the rough guides on the price to build per sq ft. Just wanted to make sure the steepness of the site wasn't going to cause any major problems.

    Ok I misunderstood your original post, given the information provided if you want a proper picture of the build cost you would need to contact a QS and an engineer to give the QS guidance on the retaining walls etc. You will need to spend a bit of money to quantify this, however if you get as far as out of the ground from a pricing perspective the remainder of the house could be done on a price per sq foot for a ball park figure.

    That's great thanks for that I will try to find an engineer and QS to have a look for me.
