Full planning permission

    If a site is being sold with full planning, can one assume that there are no restrictions on who can get planning (zoned etc).
    Also if a site is purchased with an old small dwelling included, is the chance of obtaining planning permission for a larger house in its place, increased?

    IMO It all depends,You need to check the conditions to the full planning especially if there is a residence clause (if the site is in an area where they are under strong urban influence-check the county development plan) . Planning permission is granted specified to the individual who applies based on Housing needs, intrinsic ties to the area etc and therefore cannot be transferred. And if you looking for a mortgage then you may not have valid PP. With regards to the little cottage, i see a tightening of this policy in my own county in the West, it used to be that a pile of ruble would get PP then it had to have a Gable wall, then a roof, and now its up to planning to decide weather habitation has been extinguished based how long the house has been empty. We are hoping to apply for PP on a site where an old cottage stands and will be replacing it with a very similar build in order to obtain PP as we do not meet the. Really it depends on where you are in the country. Check your local Planing site check out what they consider a replacement as they will some time ask for further information and ask to redesign is you are replacing a little cottage with a 2 story 6 bed mansion not in keep with the houses in the area. Go to the preplaning clinic if you like to get a feel for what the current view of your proposal is. Do as much research as you can, forewarned is forearmed. Oh yeah and never argue with a Plannner.

    Go onto the LA website and check the grant of planning. You can see the exact conditions attached.

    A ruined farmhouse on the land will help, but it won't overcome the requirement for local need (i.e. you are not born and raised and from the area) which the council might need before granting planning
