Planning on building- advice needed.

    Hi guys,

    Myself and my partner are planning to start building a house within the next 2 years. Could anyone point me to a thread, or a website, that would outline all the procedures and things that need to be done even before we start?
    I mean, things like, should we apply for the mortgage first, or shell out our own money for the architect, and do planning first.
    Do we need any surveyors, what actually needs to be checked on the land, and done even before we apply for planning.

    Is there a sticky thread somewhere here that would help out a total newbie?

    Our steps,

    Find site,
    Put deposit on site pending Planning permission

    Get engineer & design house.
    Apply for planning,
    Get Planning,
    Close deal on site.

    Once its in your name you can apply for mortgage.

    You can do a pre meeting with bank to see how much mortgage you will get before all this.

    Bank has own surveyors.

    You can use your own money to buy land and use that as the 10% deposit needed for the mortgage.

    No checks needed on land but advisable to get some done for your own benefit.

    You will need to obtain planning before the bank will lend you.
    This will have to be paid for out of your own pocket.

    I got the house practically designed, was wondering if I give it to someone, will they make a professional plan out of it.

    Most architects will be happy to look at your design if only to get an idea of what your requirements are in a house. You should accept though they will most likely use your design for "inspiration" rather than do a straight copy of it.
    It will probably change a lot from what you have in your head and introduce things you hadn't even considered. From the tone of your post I would gather you aren't professionally involved in the construction industry so, assuming that, there's a lot you won't know. A good house design should take into account site, aspect and regulations and seeing as you don't even have a site yet I doubt your design, however good, will be up to the mark.

    In fact, I'd go as far as to say if you found an architect willing to just redraw your design professionally then I'd keep looking.

    Thank you for your constructive comment, we don't own a site yet, but we're lucky enough to have my partner's father offer us part of his land.
    I think I got a very good project designed! :cool:
    I know I'm not a professional, and I do realise there will be changes, and that's what I'm hoping for to be honest, maybe they will show me a better way of what I'm trying to achieve.
    We will have to wait and see I suppose :)

    It then has to pass by the local planners, so this would be ironed out at pre planning stage.
