new house plans opinion

    Hi all, sister is going to build new house soon,
    And I've seen some great advice give to people here and would be grateful if ye could have a look and give some more great advice,

    Few thinks I notice are
    kitchen layout- sink to far away,
    hot press to small,
    I'd put double door into living room,
    No walk in wardrobe in bedroom 4,

    no draught lobby
    lose the sliding doors in dining room
    lose the two front dormers, maybe pull rest of house out to line up
    this will make corridor a bit wider.
    allow end bedrooms door to be facing you as you walk down corridor
    how is kitchen extractor vented?
    wheelchair accessibility?
    whats the yellow square in main bathroom
    main bathroom: lots of wasted space
    master bed ensuite could be more efficient also

    3 bedrooms get no sunlight while all the bathrooms/utilities get the best sun light. Lazy design, bungalow bliss, big corridor waste of space. Back to the drawing board for a better layout that would capture the sun path and reduce circulation space.

    Think BrianF's comments are bang on, particularly about it being a lazy design. If this is just yourself drawing them up then that's fair enough and a great attempt but if this is a professional I would be turning the screw on them to get you your money's worth. Had a quick look at the plans - I was going to comment on them to rework them a bit but I think starting again would be the best option, and when you do, design the house from a site plan point of view first. zone it up and then get into the nitty gritty

    I would assume that the yellow square in the bathroom is to indicate accessibility - a 750 x 1200mm space (min) is required for side transfer from a wheelchair

    You cannot segregate people with disabilities to the separate entrance to the rear of the house, especially in a new build which can have the Part M compliance designed in from the start.

    I wouldn't allow an accessible entrance to the rear on a new build.

    access.
