Getting planning permission in Clane, kildare

    Dont know the ins and out of this process , is the local needs policy only to residents of the local area, i live in lexilip and work in leixlip and my kids to to school in maynooth. Any idea i would have a chance of getting planning if i was to start the process with a site in mind.

    Ring them up and have a chat first. There is also the county development plan to read, it lists areas where they encourage / discourage one off housing / development. There is a distance requirement from where you live but best speak to them and there is a upcoming rural development regeneration scheme being piloted if you can find a house worth renovating as an option. "Local" is very subjective, the planners really discourage one off housing to prevent urban creep out of Dublin from my read of the Development plan.

    To be honest Kildare co.co. has fairly well clamped down on planning in that area unless you or your legal partner are originally from the aera or have a stake in the area/parish eg established businesses,farm land owned , children in school in the area.
    Basically unless you can prove that you have to live in that area ,and have no other choice but build your own house as all other dwellings for sale there dont meet your family's requirements . They wont grant planning.
    Best bet would be buy a fixer upper and redesign to your own taste within the planning guidelines
