Hi we are in the process of buying our first family home.
Its a terraced house with 3 bedrooms upstairs.
We want knock down existing kitchen to the rear ,bathroom and small conservatory and replace it with an open plan kitchen and put bathroom upstairs, Do we need planning permission even though the size of the open plan kitchen is the same. Thank you in advance

It depends on the total area of the structure.

Total area is probably around 25 metres squared

Sounds like it could be exempt but you really should get advice from somebody on the ground to advise accordingly.
