planning retention for converted attic

    hi wondering whats involved in applying for planning retention for a converted attic into bedroom with ensuite. also what costs involved too.

    why do you think it requires planning?
    does it comply with this

    it was converted prior to property being bought 9 years ago and there was no planning got for it at the time. I doubt it fully complies with that document

    It may not require planning.
    Compliance with building Regulations are another issue.

    sorry for stupid question but how to find out if it requires planning or not? I've asked a few people who would be reasonably knowledgable in this area but they cannot give a definitive answer. do i need to contact council or maybe engineer?

    You will generally only need permission if you wish to add velux to the front, to have it classed as habitable accommodation, or add a dormer.

    Most people convert their attics into bedrooms, but don't call them bedrooms, so don't need planning permission. In your case it sounds like you want to call it a bedroom, so PP may be necessary.

    Don't talk to the council, they might tell you to apply no matter what. Get an architect or an engineer out to do measurements and tell you what they think.

    But, if you cannot comply with the document linked above, it cannot be classed as a bedroom.

    Attic conversion in itself is exempt from planning permission, the windows/roof lights/dormer windows may well not be exempt. kceire has already pointed out the building reg requirements for a bedroom. Talk to a professional who will advise on your specifics.
