Planning permission for two story extension

    HI,
    We're thinking of doing a two story extension. We have hardly any money so probably it won't be possible. But God loves a trier! So thinking of doing the plans ourselves then submitting them for planning permission. For this we need some sort of draughtsman? Architect too expensive. What sort of options would we have that are a cheaper than an architect?

    Someone with experience of the planning system and can be realistic to what you can expect to get planning for.

    Have you any idea of what budget you will have as this will dictate what you should apply for planning for?

    Where are you located and what council area are you in?

    we are on fingal cc. budget will depend on how much bank will lend. Lets guess somewhere between 40 and 80k.

    To get an idea of what will be likely to get planning approval take a look at recent extensions on houses similar to your own in the local area.

    If you know any of the neighbours who have extensions ask them if they mind you having a look. Ask them how their extension works for them and if they would do anything different.

    When you have an idea what you want then get an architectural technician to draw it up and prepare your application. Discuss setting up a meeting with the planners.

    Set a price for the drawings and application before you start to avoid nasty surprises.
