Dividend payout ratio - who to trust?

I'm looking at the payout ratio for Realty Income Corporation (O) at Yahoo Finance and Dividend.com.

Dividend.com gives the payout ratio as 85%

Yahoo Finance gets data from Morningstar and gives the ratio as 213.38%

Morningstar data shows the payout ratio as between 137.5% and 285% for the last 10 years, which doesn't seem suatainable, yet the company has increased the dividend for 20 years.

Why is there such a difference in the numbers, and which is correct?

I'd also like to ask you what you all use for keeping up with news about your watch list shares. I have been using Yahoo Finance but lately the headlines are too big and filled with sponsored clickbait, so I switched to Yahoo Canada but now that's gone too, so I am relying mostly on the iOS Stocks app.

Look at FFO. Guidance $2.85 -$2.9. Dividend 2.42. Payout ratio around 84-85%. Quite expensive stock.
