A terrible course but it's some plot of land for 1.4m

Are they shutting down as a club ? Or is it for sale as an almost going concern ?

Yes,it is being advertised as a golf club for sale rather than the land. 1 .4 million for 102 acres, that's 137k per acre LULA stuff. Club AGM this coming Tuesday the 6th. Hope they can raise the money.

Can't see them coming up with that sort of money, what have they got, couple of hundred members ? Must be looking at min €5k per man at a guess.....

Is the course on part of the route of the widened N81?

In that case, could it be re-zoned for housing?

The ad on Daft says the planned upgrade will go alongside the western edge of the property, so I guess yes is the answer.
But, hasn't that "new" road been in the pipeline for many years ? Who knows if it will ever go ahead.

It has been planned for a decade yes but in the last few months the actual go ahead was only given and it's due to start in the next 18 months

Can't see anyone buying it as a golf course. Would need a fortune spent on it to make it anyway decent and there is already a perfectly good course just across the road.

Only makes sense to buy it as development land I'd say.

1.4 million is way to much, agriculture land usually only sells for around 10k a acre and that is land that is usable straight away, golf land takes 5 to 7 years to recover from all the chemical used etc. Take out waterways etc and 900k to 1 million would be the true value unless it as potential for commercial/home building. There might also be a potential financial benefit from the new road, if a CPO is required.

It also depends which fund/bank is selling it, but once they put it on the open market it means they don't want to do a deal with the club or they already believe the club can't fund the deal. Another reason to put it up for sale is because they already have a buyer.

Really sounds like it's the end as a golf course though.

Is it a bank selling it though ? or are the owners just getting rid of it ?

Sounds very ominous for the members though if they can't buy it themselves, I can't imagine too many guys will pay a 2017 sub, when they don't know if they'll have a course to play on.

As far as I know its a family owned operation. I would be surprised if members were prepared to put money into buying it as a golf club. It really isn't much of a course and there's a number of better options within 5-15 minutes.
