Planning exempt shed?

    Is there any planning exemption for small general purpose sheds built in a farmyard.
    I want to put up a small shed for bits and pieces, but want to do it above board. Anyone know of any size or purpose exemptions.

    not sure if its relevant but garages next to a house are limited to 25 sq metres and not to be used for keeping pigs, poultry, horses or ponies.

    •Converting a garage attached to the rear or side of the house to domestic use provided it has a floor area of less than 40 square metres. Building a garage at the back or side of a house so long as it does not extend out in front of the building line of the house and does not exceed 4 metres in height (if it has a tiled/slated pitched roof) or three metres (if it has any other roof type). This building will be exempt from planning permission once the floor area is limited to 25 square metres. Garages or sheds to the side of the house must match the finish of the house and may not be lived in, used for commercial purposes or for keeping pigs, poultry, pigeons, ponies or horses.

    If there is less than 300m2 of farm sheds (including what your going to build) then I think it's exempt. Afew other things like min distance from the road, boundaries, and not higher than 8m

    It a depends on what's there already I think. Someone put a link up here before and couldn't find it. I think you can put up a dry shed not to be used by stock up to 300m2 once similar type shed on farm doesn't exceed 900m2. I think it was on department site. For sheds for cattle the figures are a good bit smaller i think

    Be very careful with agricultural exemptions. While they appear clear cut, the entire exemption can be wiped out if near scenic area or sac etc.
    For this very reason, all farm shed grant applications must now either have planning or a section 5 declaration from planning department stating that it would be exempt.
    Seek professional advice however any professional will likely steer you in the direction of seeking an opinion from planning department

    Just to clarify there's no dwelling house here and the shed I'm thinking about is just a storage (workshop, bits and pieces) shed. Not for livestock. No sac or scenic issues. Just a contrary neighbour that could make things awkward.

    My reading of it was once you don't have class 9 overall above 900m2 you can build a class 9 up to 300 regardless of cattle sheds. Then again I'd check with the council as they can be more contrary than your neighbour

    Good stuff. That's how I'm reading it aswell. I'll take a trip into the council and see. I don't want to go spending too much money or hastle on this. This is one of those want not need jobs.
    (Afaik, councils don't open gates or cut electric fence wires :):) )

    In fairness once you find a decent person in your local co co they should be well able to answer any questions for you, and tend to be easy enough going, it's not really in their interest to string you along and will generally cut to the chase quick enough about what can or can't be done. I've just after gone through the whole planning permission process here, talking to 2 different friends who are in the commercial/private planning side of things (one an architect, another a QS) they were both sure I could get exception for alot if agriculture buildings, 2 half hour conversations with a very useful chap in the local co co clarified my situation exactly.

    Thanks Tim for that link. I had thought that there wouldn't be a hope, but that class 9 exemption looks good. At least now I know(ish) what I'm talking about when I go into them.

    What do you mean, I'll need to notify them that I'm putting up a building under an exemption. Would they need plans aswell?

    You don't need to but he is referring to section 5 application. If you do that basic application with a layout and some basic drawings, they will issue formal decision on whether or not the proposal would be exempt.

    im not :rolleyes: nor will I be. the stables isn't working out for me so thinking of changing the use soon

    However the barn/storage shed idea does work.

    For a application for exemption you have to meet the criteria listed in the attachment above, if you can meet the requirements then Prepare a set of drawings of your proposal, plans, elevations site plan, location map and fee of 80 euro and lodge to the council, they will respond with a letter confirming exemption
