Extension feasibility

    Hi all

    Looking to build a ground floor extension to my house max that is allowed without planning. ( all rules checked)

    I am only considering it for now so don't want to fork out for an architect. Who else could I use that could mock up potential layout at reasonable cost? I am in Galway area.

    What do you consider a reasonable cost? And when you say mock up a potential layout, how detailed a drawing do you want? Is it something you wish to price from?

    Really just basic layout re what would work best incorporating windows, doors and consideration of light into the house. An approximate costing would be a benifit.

    Ok assuming that you can build the max of 40m2 without planning and you comply with all the requirements.

    Allow €1500-€2000 per m2 for any new work and allow €1100 per m2 for any refurbishment of the existing structure. On top of all of this I would allow a 20% contingency at this stage to ensure feasibility. Thats €72k-96K + any refurbishment of the existing structure, if those kinda figures are not feasible dont bother spending any money on design.

    Also at €300-€400 no one will do anything for that, it would not be worth measuring up and drawing the existing structure at that kinda money never mind actually designing an extension. Maybe playing around with sketch-up or another free package yourself is a better option for you at this stage.
