One stop timber frame company vs architect/builder

    Planning to do an extension and complete house renovation. I have looked around and the 2 options im faced with is to go with a timberframe company who seem to be a one stop shop that deals from design, planning permission to building the extension using timber frame and renovation. The other option is to go with an architect, send tender, pick a builder and use traditional brick. The outlay with the TF company is about €3500 for design and planning permission which is way less than what an architect would quote €13-15K for the project. But not sure if the overall cost of the project would eventually be higher with That company or not. Does anyone have any experience, any recommendation? The idea of dealing with a single company sounds more straight forward but i might be wrong??

    What size and type of construction is the existing house and how big is the extension?

    It's a 3 bedroom semidetached. Want to extend at the back and add a room on 1st floor. Extension would be about 40-45 sq metres

    Hey.
    I'm just querying the price you have for an architect. We have a similar house, but was looking to do a 2 floor extension at side and ground floor extension at rear. Got two architects round. One was €3500. That included drawing it up, meetings until it's right, applying for planning, tender drawings and also seeing it through while it's being built.
    2nd architect was €400 for 3 samples rough ideas, then the rest for also €3500. They took €1000 off if they weren't required during building.

    Both architects didn't charge for the visit to the house

    €13-15k seems crazy. I'd check with local architects. We haven't gone with anything yet, but if they're the same money, I'd have to recommend the architect for design ideas, light etc.
