    Hello -

    We are in the process of buying in Hazelbrook Square and we are having issues with our snag list. I wonder if any other buyers in the development are experiencing the same, and if so, perhaps you could contact me by private message?

    We are thinking of buying one of the remaining 4 beds can you share any advice on this development have you had many issues along the way? I can't find any threads on boards on the development with feedback from people who bought already.

    Anything you can share would be great.

    Nice houses, crazy money though, particularly for the houses near the apartment block. I would rather buy a used house in the surrounding area. Best of luck to you guys though

    Maggy, the biggest issue we've had so far is delays due to the fact that we are buying essentially from NAMA and they take their sweet time over everything, so bear that in mind if you are in a hurry to close (because the sellers won't be).

    Was onsite for my "final snag" last week, disappointed with standard of internal finish eg painting , plastering in some areas, amongst other things.

    As far as I know , keys have been handed over for 3/4 houses to date, and naturally there is pressure on developer to complete remainder asap.

    Yeah about 8 couples queuing up here, a few more on the fence following a couple of drive bys. Seems we're all after the 3 beds.

    I don't feel as bad as I did now having stayed out overnight for our place now, sounds like a big crowd, hope its gets a bit warmer tomorow for you

    How exactly is the queuing system working in there? Are sherry fitz keeping track of who's in what position in the queue or is it gonna be a fight for a place with your potential new neighbours when they open up on Saturday :'-)

    The supervalu just around the corner is the best in Dublin IMO, absolutely superb. I think it's a good location, nutgrove has really turned around over the last 10 years.

    Prices in from Sherry Fitz for 3 beds:
    East facing mid 485k
    West facing mid 500k
    East facing end terrace 620k
    West facing end terrace tbc

    That's not a typo folks. West facing could be a million depending on the number they draw out of the hat!!

    Think it's probably a strategy to get around the first come first serve and instead invite offers under the amount. Very sly, but I suppose that's the game.

    Exactly. The price of the same house in phase 1 was 125k lower and there are some 4 beds priced lower as well. Obviously they've taken the perceived higher demand of the end terraces into account to extract maximum value from a bidding process

    I live relatively close to this site (in Dundrum) and my wife teaches in the school opposite, so I know the area reasonably well.

    There are three shopping centres essentially adjacent to this site - the ALDI/Harvey Norman/Homebase one which is actually adjacent to the site, the nutgrove shopping centre on the opposite side of the road and the (excellent) LIDL accross the road from that.

    All are close enough to walk to and carry shopping home rather than bother getting into the car, well maybe it would be worth driving to the LIDL especially since there is always loads of parking there.

    I would certainly not be shopping in the Churchtown supervalu from there, except maybe to pick up sausages or something else specific.

    The Nutgrove LIDL is a particularly good one with a large range of fresh veg etc. I occasionally shop there though it is not the closest one to me.

    I'm not a fan of the Nutgrove shopping centre though.

    Hi Hans,

    Irish Times article suggest the apartment block is in addition to original allocation

    The 28 apartments, which are nearing completion, are to be handed over by Simon Coyne, the receiver of certain assets of St James’s Development Ltd, the developer of Hazelbrook Square.

    Dún Laoghaire-Rathdown cathaoirleach Cormac Devlin said the deal provided for a “very good social mix”.

    Mr Devlin said the apartments were in addition to any other contributions the initial developer made to the council in terms of social housing.

    oh man, I wish someone put up a big sign going into hazelbrook, raising awareness to what your nice half a million plus house (for the cheaper ones) will be across the road from a council apartment block! and possibly modular housing! I wonder how many considering buying there, are aware of that?! :eek:

    I'm on mobile so can't see if you're taking the p155 or not. It's clearly either Churchtown or Rathfarnham. I'd nearly consider it an area into its own if Nutgrove. Its miles from either of kilmacud or stillorgan

    There is a apartment complex called Hazelbrook on the Kilmacud Road Upper. The development being discussed here is Hazelbrook Square, which is in Churchtown.

    It is not upper kilmacud nor Stillorgan! That's the best over-embellishment of a postal address I ever heard. It's nutgrove, bordering churchtown.

    To be fair, anyone that doesn't do their homework on the biggest investment of their lives, well they're just silly now, aren't they! Sherry Fitz didnt disclose anything as all auctioneers have a don't ask, don't tell policy!

    I think you misunderstand the difference between allocation and contribution; as far as I'm aware the previous allocation provided to DLRCC has been repurchased by NAMA with the intention of providing further private housing.

    Hi Earleybird, thanks for clarifying, so it was a swap DLR get 28 apartments in the near future and Nama get the DLR site to build what say 18 to 20 houses at the increased price levels. The social applicants are getting a very nice apartment if similar to show houses quality.

    The west facing 3-bed end of terrace isn't available for sale. If it was it would be €650k apparently, but it's being held by Nama (or more likely for someone in Nama / the builders who want it for themselves or something).

    So that means the €620k east facing 3-bed end of terrace has had a pretty steep (or rather ridiculous) increase from phase 1. I recall being told at the time that the 3-bed end of tce houses were going for €515k / €525k. That being said, the person in Sherry Fitz who told me that, could have been wrong. Every time my partner or I have spoken to sherry fitz about Hazelbrook we both get told something different!

    Good luck to those queuing for these houses though... we contemplated it but no way would I camp out 2 - 3 days for one!

    You're correct, it sounds like NAMA have been up to their old tricks. The end of terraces went for 505k and 515k in phase 1; with this in mind I suppose anyone queuing thought they might get one for 550-560. At no point was anyone informed that either of the 2 would not be made available but yesterday we were told that NAMA (and Mazars) had accepted an offer of €650k. Perhaps scared that they'd broken or bent the rules they possibly decided to value the other 3 bed end terrace ridiculously to justify the price tag. I hope NAMA have some answers as to why they feel they can change the rules for the right price, pretty sure they have a template for such a response...

    I wondered the same thing! its not as if the people in line overnight get a ticket or something! what would stop someone rocking up on Saturday morn and walking straight up to the top of the Q/show home door before opening! (Apart from Social etiquette and it being really bad form of course :)) Probably not a great way to endear yourself to the neighbours mind you but you wouldn't be breaking any laws!!!

    When we were in line for our development there was a sign in list when we arrived and people were called in the order of the list once they got inside.

    Saying that we were number 1 in line and 2 of the houses were sold to people before opening and I was seriously pissed off as they were our 1st and 2nd choice.

    NAMA don't do sweetheart deals, as the multiple investigations in the Dáil are finding out.

    I thought I had misread but the 3 bed end of terrace €620,000 is a huge increase from May price €495,000-€515,000. Some houses are extended which may count for some of the increase but looks like the prices are being set based on demand and what Nama can achieve rather than consistency. Good luck to all those queuing.

    A friend who lives there told me that the queue had disappeared this morning. So, Sherry Fitz must have gone up to take their names and will probably deal with them first on Saturday during the pre-launch viewings. I know sherry fitz were up there yesterday, so that would explain the queue disappearance today.

    Fair play to those who queued. Hopefully Sherry fitz put up some sort of a sign or something so that anyone else who decides to queue today/tonight, aren't doing so in vain.
