    Hi. Myself and my husband have decided to build our dream home. We have met with our bank. We are literally only at early stages. Can anyone please be able to tell me approx what it would cost for finished product hoping for 4 bed dormer bungalow. Don't have a site so this would have to be added as well.hoping to get one with fpp in the westmeath/roscommon region. Also my husband is a plasterer not registered would he be allowed to do this himself

    so your looking at around 2500sq ft. roughly say on a half acre site.

    Site: €60k
    House fully decked out bar furniture: €387k
    Subtotal €447,000
    Vat:@ 13.5% €60,345
    Fees and contributions €20k
    Total incl VAT €527,345

    Just as a side note, this isnt anything spectacular either, if you go for higher end finishes the price will shoot up for the house. Its very much a middle of the road price and more akin to the average than anything else.

    a few points
    1. VAT is not chargeable on a greenfield site, stamp duty is (generally 1%)
    2. turn key costs of €155 on a new build (excluding VAT fees / connections) in Roscommon is VERY high. I have seen builds completed, b reg compliant and contractor based, realistically for 120 (VAT incl) recently.
    3. according to daft there are many sites are for sale in roscommon for as low as €20k for a 3/5 acre. so lets assume €30 k here.

    therefore a more realistic ballpark would be:

    Site: €30.3k
    House fully decked out bar furniture: €312.5k (incl VAT)
    Fees and contributions €20k
    Total €362,800
