To build or not to build?

    Hi everyone,

    Currently thinking about going down the self build route but want to do a bit of research first to see if it is something I can afford etc..

    Basically, the site is a 0.5a greenfield site which would need an entrance made and boundaries erected (currently farm land so the 0.5a would need to be carved out). There is two new builds beside the site so planning permission would be likely. Mains water/waste.

    Cork county.

    I would be looking to build a bungalow with attic conversion (velux or dormer, would be happy with either), 4bedrooms. Pretty standard layout. C1800 - 1900sqft.

    I would probably go down the direct labour route but would also consider contract build. I would be seeking to get the house to builder finish so completed electrics/plumbing etc and plastered etc. I am fairly hands on DIY wise so would be hoping to do most of the painting, floorings kitchens etc.

    I would have about 60k cash to get started (not sure how much buying/bargain power this might get me, if any) and would have to get a mortgage to complete.

    If anyone could give me an idea on the build cost I'd be looking at that would be great!

    As far as I know but open to correction, banks arent likely to give a mortage to finish a house so it would be best to get mortage first then use the 60 to finish it.

    You could budget on the basis of 1500 /sq metre (depending on spec you want) evaluate affordability and work from that.

    Agree to hang onto the 60k. Youll need it for various things. It can take 10k just to get planning between design, site suitability testing, survey etc.

    Thanks for the responses so far!
    In terms of the mortgage, the first 60k will be my equity input and the bank will give me the mortgage to complete, based on the costings, professional valuation etc.

    No concern about the mortgage approval just trying to suss out the actual cost of building to see if I can afford it given I will be building on my own.

    Aside for the actual plans and planning itself, what cost should I expect for council fees/services and site testing and surveys?

    Council fees differ hugely all over country, depends on area and size of house. Mine were 4500 without connection to mains or a new entrance, both of these will add a good bit I think. ESB around 1500 I think
