Severing a joint tenancy

Hello, I own a property with 1 other person in a joint tenancy. We both wish to sever this joint tenancy and convert it into a tenancy in common with a 50/50 share. I am trying to find out how to achieve this on the internet, all I can find is references to the LAND AND CONVEYANCING LAW REFORM ACT 2009 and how this act has made severing joint tenancy more difficult.

If we both sign a letter stating our intentions is that sufficient, or must a deed be registered on the title with the land registry?

    Any help appreciated, thank you.

Forgot to mention, I have found a Tenants in common agreement template for sale on an Irish law website for €9, where both parties need to sign. With a witness to each signature. Would this document need to be registered with some authority to become legally binding?

The advice is to see a solicitor.
