Tenancy arrangement

    Looking for a steer in relation to a rental property we recently moved out of. The landlord is looking to deduct some of our deposit in relation to cleaning that he said was required and damage he is claiming was done to the house.

    We lived there for 2 years. In year 1 there were 4 of us. In year 2 we signed a new lease (rent was increased) with 2 of the original tenants and 2 new tenants. At the end of year 2 we sought to sign a new lease with the same 2 original tenants and another 2 new people. We were told that unless it was the same 4 tenants we had to leave (out relationship with the landlord/agent to this point had been fine). We have since moved but I'm wondering what our entitlements were:
    A) None, unless the same 4 tenants we had to move.
    B) The 2 original tenants were entitled to stay but landlord could find 2 new tenants.
    C) The 2 original tenants were entitled to stay and find 2 new tenants themselves (we had indicated that we had 2 new tenants lined up).

    If B or C above, considering it is after the fact do we have any argument? Can we use this as a counter argument to the landlord seeking to not refund our full deposit?

    Any help greatly appreciated!
