    Fairly busy open viewings today, anyone else pop along to have a look? I went for a quick browse, and tbh I thought they were quite small overall! :eek: I'm not a fan of houses with no hallways, i.e. straight from the front door into the living room. (The two- and one of the four-bed showhouses have no hallways). Some of the bedrooms upstairs have no built-in wardrobes and would be rendered very small by having to add these plus a bed, etc. Gardens seem small enough too. However, the bigger houses have decent-sized kitchens, bathrooms and utility rooms.

    Mind you, the place was buzzing and there seemed to be plenty of interest, if the amount of people sitting at tables with the estate agents on their laptops is anything to go by, so I'm sure it will sell out in jig time.

    indeed a busy day for them.. there was a preview last week and almost all of their houses were sold out. this week they released few more houses.
    houses with no hall way were the ones with side main door only. the normal front door had hallways.
    also the kids room only had no wardrobes if i remember correctly.
    anyway - looks like it is sellers market.

    We were at the viewing yesterday and noticed the huge interest. This seems like an up and coming area. Can anyone advise on the following:

    1. Which commuting option to the city is more reliable and how long is the journey time for bus vs train to city centre.

    2. What is the local area like for socialising? We are a young couple with no children.

    3. Are there any plans for retail / commercial development in the Hansfield area?

    Something you might not think but the journey time home is also a factor. There are significantly more bus lanes into town than out of town from Dublin 15

    If your work is within walking distance of Docklands, Connolly, Tara or Pearse, then the train is a no brainer. Only 25 to 30 mins journey times from Clonsilla. Hansfield provides direct services to Docklands also. Morning commutes on the buses into city centre typically take 90 minutes.

    Regarding socialising, it's up to your taste. The local pubs are decent but quite neighbourhoody, CuCulains of Ongar, Paddocks of Little Pace or Clonsilla Inn ( all within reasonable walking distance without heels! :-) )Nice for a quiet pint but for a proper night out imo, you still have to head into city centre. Taxis home average 25 euro or 6 for weekend Nitelink bus (70n)

    I believe Hansfield SDZ long term plan is for some neighbourhood shops but Ongar village is less than10 min walk away and has all your day to day needs Dunnes/butcher/bakery/pharmacy etc. Blanch SC is 10 min drive away

    For socialisation you also have two community centres in walking distance (for evening classes etc)

    Also really good gyms around - NAC / Ben dunne.

    Pizza project in Ongar village is a great restaurant for brunch or evening food (it's BYOB).

    Nitelink serves the area if you're thinking city centre.

    Went to have a look yesterday and was fairly disappointed with the size of the living room in the 3 bed semi/end of terrace (The block with 3 bed semis on each side and 2 x 2 bed terraces in between)

    I was just having a look on daft.ie today and they have the 3 bed semi-detached up for 275k... The 119sqm one... I wonder if this is legit or are they trying to play some tricks here? I was under the impression that they're going for 295k

    The 3 bed semi is €295K, the mid-terrace is €275K, depending on which end of terrace you are looking at they are either €285K or €290K (south facing garden, all gone now).

    I think Ongar is lovely. And the surrounding areas are great. Safe, social, and maturing nicely.

    sorry - do you mean Ongar is not a good neighborhood?

    I know the area well and have had 2 friends who used to live there, neither would recommend it.

    Do you think it's a nice place?

    It does seem like one of the least desirable neighborhoods in the area, but a lot of the crime linked up above seemed to take place in/target the shops in Ongar (especially Dunnes and Xtra-Vision), I'd imagine the Hartstown shops get their fair share of crime too but I grew up in Hartstown and thought it was a nice area. This thread isn't about Ongar either, I think Barnwell would be a closer comparison, what's crime like in Barnwell?

    The reason I posted articles was that I could tell you stories instead but they mightn't be believed, best to rely on hard evidence. You don't see the same amount of articles about the shops in say Roselawn, do you?

    As for Barnwell, it isn't treated separately yet. The best I could do was Barnwell, South Carolina, the 29th most dangerous county in the USA:D:):D

    I'd say Barnwell and Hansfield Wood would be closer in terms of atmosphere than Ongar and Hansfield Wood, the fact that Barnwell doesn't seem to have the same issues as Ongar (house prices aren't as low) is a positive sign.

    Yes I genuinely do.

    I have never suffered any crime, or anti social behaviour. I am living here for more than a decade. I like the sense of community, I like the schools, the walks, I like the amenities.

    I like the way it has matured and the fact that there's a lot on our own doorstep, yet you can be down in Blanchardstown, the Phoenix Park or the airport very quickly

    I wish the buses were more direct and the trains more frequent. I wish Fingal CC would take Ongar Village in charge, but I still enjoy what we've got.

    I think it can only get better.

    back to Hansfield wood topic - the construction folks said there will be a opening from within the estate connecting to the road to clonsilla station.
    the estate agent refused to comment on that.
    has anyone else heard about the connecting road?

    They have almost sold out of the first lot of around 30 houses are releasing more houses, up to around 50. Some prices have increased slightly, €5K or so for the three beds. No idea what Barnwell are at, they seem to have fallen asleep can't believe they let HW steal such a march on them.

    I agree that it could only be a pedestrian route at best. (there will be a direct new road to Hansfield station however). A road would have to cut through St Josephs Daughter of Charity hospital site to access Clonsilla station and I can't see that happening as hospitals usually land bank their sites for future expansion (they already expanded significantly a couple of years back).

    Impressed to hear they are selling out fast!

    My point is they have just lost out on 30 odd buyers that HW has taken, there is a limited supply of people able and wiling to buy these houses but Barnwell seem to be taking a very relaxed, slow approach.

    Just wondering if anyone put down a deposit as part of the first phase? What are the timelines after putting down the initial deposit to put a full deposit down and what's the expected completion date?

    Yes, they haven't sent contracts out yet (this week) and the first batch of houses (the ones you see right now) are on the fast track so they want those finished before year end. They don't have ESB connections yet but once that happens they could get some of them to snag in a week or so. I don't think any of those houses are available anymore though.

    The council will take it in charge once it's finished until then there are no management fees (this surprised me too but I think they expect to be finished including the apartments by 2018, well at least the first phase of 200 odd accommodations).

    does anybody know when the houses already built will be available to move into? Are there tradesmen on site who can do work on the house before hand eg putting in carpets/floors etc...

    Apartments will be separate from houses - management fee payable if you buy apartment - council take over the houses

    Before end of year, I don't know if you can get the tradesmen working on the houses to work on your house, I'd hazard no unless it's at the weekend? Working on site would probably have precedence.

    I'm also waiting on contract, i hope that they allow extra sockets and tv cabling to be placed where the customer wants (even at cost) id be very disappointed if this wasn't the case. I thought the houses were very spacious and really liked the layout outside,
    good drive ways etc.

    Yes the full 10% is due at contract signing. The B1s are the only ones that have a show house and the things we found annoying about the layout are the way the kitchen door opened (against the fridge) and the third bedroom door being in the middle of a wall as opposed to the side which meant one wall couldn't have either a bed or a wardrobe (apart from a slim one) put against it. This is especially annoying for the smallest bedroom in the house. You also don't get a wardrobe in the third bedroom but you do in the terrace, which we think is down to the position of the door making it difficult to chose a location.

    It started with ~11, moved to 30 then increased to around 50. I mentioned earlier in the thread that they had sold 40 odd of those but they've stopped having open days which probably indicates they've sold most of the 50.
