House deeds?

    How do you get house deeds?

    I have the land in my name but what process do I need to undertake to get "deeds".

    Check with the land registry . I think with my mortgage that it says their is a charge of stay with the folio to say the bank has an interest . Once the bank no longer has this interest the charge will be removed .

    Now I might be wrong but that is my understanding on owned land and property folio.

    There is no bank involved. Are my deeds simply the folio of the site so?

    Gift site (transferred using solicitor, stamp paid etc).

    Built using savings from the last ten years and a small unsecured loan.

    Engineer has signed off house as off last week.

    It would seem that the folio is your deeds and there is no charges on it .

    A folio is only a Map reference. A deed is a legal document which proves Ownership. You should not rely on a Folio only, You should get yourself some legal advice.

    Given the folio is in my name does the house on top not come automatically?

    Might aswell call to the solicitor for clarity.

    Our deeds as you say we're just a folio with charges on it .

    When you take out a mortgage from a bank they hold your deeds until your mortgage is fully paid off (to protect themselves in case you default)
    When you have fully paid off your mortgage, you request it from your bank (it can take up to 21 days I think) and then you can pick them up from the branch that you obtained you mortgage from.
    Your not entitled to them until your mortgage has been fully paid.

    I asked the same question of my solicitor only last month. She informed me that since 2012 there are no title deeds in relation to Land Registry property in Ireland. The folio number is the only thing you need. Like you, we had no bank involved with our property. She did advise me to make sure any improvements were supervised by an engineer/architect with a view to getting a certificate of compliance on completion of work - should we decide to dispose of the property or use it as security for a loan.

    That is correct as I understand it . Previous posters were referring to properties and not land registry and folios wth dwellings . Kind of makes sence .

    Sorry for bumping an old thread, but it's relevent to my question.

    My parents purchased land and built the house back in 86. We have the Folio dated 82 and it states that my Mum and Dad are "full owners" In '86 a Land Cert Application Number was was issued to a local bank.

    My Dad has recently died, and we have the original of the portfolio, but nothing relating to deeds to the house? Solicitor who had Will is saying they have nothing.

    I've not been able to figure out what a Land Cert Application Number is and whether it is relevant to the House Deeds? We also appear to be stuffed as the branch they were "issued" to is now closed.

    Has anyone any thoughts on if House Deeds were ever issued, or if we're ok with the Folio? (My Mum and me and in the process of finally getting Wills sorted and the new solicitor has said we should be taking house deeds with us, if we have them...)

    Been googling, and just looked on landdirect.ie and put in folio number

    it says;

    Title Level Freehold
    Plan Number 64
    Property Number 1
    Area of selected plans 0.57 hectares.
    Number of Plans on this folio:1


    When I click on "add to basket" it just gives me the option of purchasing the Folio or Folio and map, which I already have.

    Number 64 is sitting over the house on the map.
