Hi all, we're currently considering purchasing a house that requires a bit of renovation. I'm looking for a very rough idea of costs involved.
It's a 3 bed 1950s semi.

It needs full rewiring.
We would be planning a garage conversion (17m2) with a second storey and also attic conversion on top.
Changing oil heating over to gas central heating.
Cavity wall insulation.

I understand it's a "how long is a piece of string?" kind of question but I just need a rough idea as I have no knowledge of these things!
