Informing Applicant about Observations

    If you submit a planning application and there are any submissions or observations objecting to your planning, for whatever reason, are the planning authority obliged to inform you of any objections?

    Or is it up to the applicant to constantly check online for any objections?

    We've been through this process earlier this year - we were never informed officially, had to just keep checking online.

    However the observations often take 2 or 3 days (or more) to be processed before going online so on the last day for submissions, I did phone them to check were there any outstanding.

    no they are not obliged.

    in a lot of cases i have seen the council give the 'right of reply' to the applicant at Further Information stage by including a FI request along the lines of "there has been observations made on file, please forward you comments on same"

    You check after the 5 week observation period is up. No need to constantly check online, you cannot do anything about it anyway.

    I would check at 4 weeks and just before the 5 weeks are up. There are some type of objections that you may wish to rebut, and you may do so by putting in your own observation and pay the fee, same as anyone.

    It's also worth talking to neighbours before submitting application. You might avoid observations that way.
