Leaking chimney flashing needs replaced looking for advice

    Hi there. Buying a house. House has two problems. All 3 showers are leaking and the chimney flashing needs replaced. I have a good plumber who will fix the leaks. I got a quote of around 2000 euros to fix the flashing. The builder said because he needs to rent scaffolding and the lead box is around 100 euros the price is soo much. I can't believe it is soo expensive. Any suggestions. County Donegal Letterkenny. Thank you

    How do you know it is the flashing?

    Just make sure it is the flashing and not a crack in the capping stone on top of the chimney where the flue comes out.

    This is a very common problem often missed by builders and roofers


    Is it a big house with flashing a long way up?

    It's a 2 storey house

    There is some damage/ leakage coming through the master bedroom where the chimney runs through
    Nothing in the attic or on the thrusses
    Flashing only around the chimney
    House was inspected by architect he found the flashing needing replaced
    He quoted 4000 euros
    Got another quote for 2000 euros
    Think it's a bit steep for flashing I know scaffolding is dear but not thousands dear

    Glad to help, scaffolding has gone mad with new laws , along the lines of RECI,RGII, that the erectors needs papers and insurance, so the days of the builder having a few uprights in the back of the truck is, mostly, gone.

    The reason I asked is what happens with cracked capping is that the water runs down the outside of the flue within the stack and when the flue bends, like in most trad flues, the water appears on the wall in the sitting room, below the flashing, especially in bungalows

    I need it repaired. But I don't believe it would cost 2k to do it when I can rent scaffolding for a week for 200 euros

    Rent and get erected and taken down for €200, plus insurance... don't think so

    which became an issue for small builders once single domestic dwellings lost the Site safety regs exemption a few years ago.

    If you rent and erect, you are deemed the competent person.......

    Yes you can rent scaffolding yourself and use it yourself, but no tradesperson in their right mind would use it unless its certified other wise their insurance isn't worth twopence if they put them selves in danger using uncerted scaffolding. The game has moved on a lot with working at height. And with the cost of insurance to work at heights. Not everyone is covered be sure to check

    Yes you can rent scaffolding yourself and use it yourself, but no tradesperson in their right mind would use it unless its certified other wise their insurance isn't worth twopence if they put them selves in danger using uncerted scaffolding. The game has moved on a lot with working at height. And with the cost of insurance to work at heights. Not everyone is covered be sure to check

    I'm nearly sure it was late 2013 the regs changed for private work
