    Hi everyone, I live in a house that I rent with a couple of friends. The house is rented through an agency and we each have separate rooms and pay the monthly rent split among us.
    One of the guys has decided to move out suddenly (emigrating) and we still have a lease until January.
    Is he still obliged to pay his share until then? We are all equal on the lease we each signed.

    You pay the rent together and signed the lease together?

    If didn't all sign together and pay separately, he is obligated to cover his rent or find a replacement tenant.

    If you guys signed together, that's a little different. He should find a replacement but if he doesn't, you guys are still obligated to cover the rent.

    Its called being 'jointly and severally liable'.
    Its irrelevant that he has vacated the property- you are, between you, jointly liable for the rent in full, for the term of the lease.

    So- if you don't get a replacement for him- which is your prerogative- you are still liable for his portion of the rent. If he buggered off without getting someone- you are still liable for the rent. If you couldn't agree on someone- you are still liable for the rent.

    Whether, or not, you chase him for his share of the rent- is between you to decide- it is nothing to do with the landlord- you, and all your friends, continue to be liable for the rent in full...........

    Its nothing to do with the landlord- its wholly between you, your housemates, and your friend who has buggered off. I would make the landlord aware that he has left- however, its wholly irrelevant regarding the rent that is due- the rent continues to be due in full...........
