Planning for old building on waters edge

    Got a notion about buying an old disused building/shed on the waters edge near a blue flag beach and trying to get planning permission to convert it to a small home - would I be right in thinking that this is a crazy, off the wall notion that could never happen? Biggest issue to me is probably the matter of septic waste as the site is very small and is essentially on the rocks. Second issue is that there may not even be any proper foundation under it. Third issue is that the building looks onto the beach and would need extra windows for light...

    I know nothing really about planning so should I just accept that I'm actually dreaming and haven't woken up today yet?!

    Check also if it is vulnerable to coastal erosion.

    Have seen a few go up very close to the coastline in the west so its doable.

    Cool... There is an access track of sorts to the building so that should be fine. Issue really is that the property might be subject to temporary flooding if there was a bad storm - not a problem for me but maybe for planning as they might be worried about the septic treatment system and the fact that it's so near a blue flag beach!!

    Would it have any historical significance, and/or was it ever a house? I ask as I wonder would the structure be protected?

    Sorry for my absence - the boards.ie touch website no longer works properly from my mobile!

    Anyway, the building is not protected or listed. It was a house of sorts once upon a time, but I've since found out that this was without planning permission! Plus it now turns out that the coast in this area has been designated a special area of conservation and apparently you can't get planning (or retention I suppose in this case) for anything within 50m of the sea.

    I can't find a reference to this anywhere but it sounds plausible alright?!

    Walk away, don't look back, it is highly doubtful it will ever be planning compliant.
