Turning a Concrete shed into a bedroom rough cost?

    Hi All complete novice when it comes to this sort of things apologies ha. But my friend was looking into turning his 15ft x 12 concrete shed which is roofed and well built only in the last ten years into a bedroom.
    Plastered and insulated walls, floors and ceilings, and some form of adequate heating (any info what would be needed and cost wise?) and finally a toilet, wash hand basin and possibly a shower. I should add according to my friend his shed already has lights so no electrics would need to be added (not that he'd know ha).Cheers

    To give you some idea, (very basic) excluding planning and assuming 8ft ceilings:


    Approx 14 insulated boards, at least 50mm, from €35ish
    Skimcoat plaster around €12/13 per bag

    Floor/ceiling could be a 4" PU board, something around €40

    Heating for that, probably looking at a 6ft Double or two 1000mm Doubles, roughly €100 for the latter.

    You can get a relatively decent suite for around the €150 mark, quadrant tray and doors for maybe €300 or so. Although i'd say its a lot to squeeze in to 15 x 12, just for an example my master is 14 x 12 and the en-suite is maybe 8 x 3?

    Would also need a window i'd imagine, i have no idea of the cost here but i'd warrant it's not cheap.

    Again, this is very rough, just off the top of my head as i'm not in front of a work PC, but it should give you an indication of the kind of cost involved. There will be the cost of labour- Carpenter, Plasterer, Plumber etc which can run high. Also need to factor in the current heating system- if it's an oil boiler is it big enough to add on an extra room, will there need to be a header tank for a shower or will it be a valve.

    Probably in your friends interest to get someone to price the full job before they look for planning, just in case the cost is too high.

    I should add- i work in the industry.

    This will be viewed as granny flat type development and therefore will, depending on the LA, not get planning.
    eg DCC and FCC no longer allow them with a separate entrance, so the typical old style large conversion with separate entrance is now verboten

    In addition, adding a toilet, unless the sewer is already in place will add some expense

    Yeah this would be a granny flat type scenario and in that case dont you need to make sure there is access for an ambulance to the building?

    He will need to run 10mm cable for the electric shower. If he has an electric shower in the main house then he will need a priority switch because you can't run 2 showers at the same time. He might want an under sink water heater for washing hands. In fact if he looks for permission I'm sure he'll have to put one in. I'm not sure if he would get permission without cooking facilities so that would need a cooker cable run too.
