    Hi all

    Im moving back home from abroad very soon and would like to build in the area where I grew up. I have looked at the local needs info on the Kildare website but need some help on an issue if someone could help.
    The family home was sold only last month as my parents wanted to downsize with no kids left in the house. This means I would have no immediate family left in the area after being there 20+ years. Would this mean that I have no chance in getting permission as the family home has just been sold? Id love to stay in the area and would love to build on a site but feel this might be a big issue now. Thanks

    You really need to sit with a local representitive when you get home. Someone with experience of applications in your area and they will piece together the info you need to have before lodging. Talk to an engineer, surveyor, architect or technician in the locality and take it from there.

    Yea I know, youre right. Not home for a few months but keen to get a site thats for sale at the minute.
    When they say 5km from your area, i presume they mean as the crow flys rather than 5km on google maps? This site is 5km away on a map straight line, but 9 km by road, again il ask architect but it might be something someone knows answer to on here. Thanks

    You cannot start anything until you are home. No point going on a tangent arranging things that will not aid in your application as you will have to start from scratch anyway when you get home.

    You are correct in saying you can apply for planning permission from abroad, but usually people will already be in legal ownership of the land before the can do that. You indicated you wanted to figure out if you could get planning before committing to a plot of land and that's where it could get messy and time consuming.

    How will you sign the purchase of the land? How will you sign the planning application form and Part 5 applications forms. How will you get a statutory declaration drawn up and signed by a solicitor in front of you from abroad.

    These are questions I'd be asking the architect before it gets too far down the line and holds up everything.

    Thank you, these are very useful questions as they are questions I would not have known to ask, cheers for that. Im 6 hours away on a plane from home so i suppose it can be done. Anyway we will see, early days. Thanks
