Shed planning permission

    I understand that a shed must not exceed 25m sq but is this an internal of external measurement? also can I remove the cappings on my front wall and raise the height by 1 block without planning? wall height currently 500mm to capping and pier height is 1m to capping

    Front wall is 1.2m max, don't know about piers.

    Depending on the LA the 25 can be external so I always tell folk go external

    Exempted development rights are set out in the planning and development regulations 2001, as amended, and are not council specific. The regs are available online

    2. The total area of such structures constructed, erected or placed within the curtilage of a house shall not, taken together with any other such structures previously constructed, erected or placed within the said curtilage, exceed 25 square metres.

    Its the interpretation of the 25 by each LA that is the issue.
    Shed building punters normally don't have a deep enough pocket to test this in the High Court

    The 25sqm refers to 'gross foor space' as defined in the Regs. The definitions are set out in Article 3.

    Thanks lads, I got confirmation today from Cork Co Co that the 25msq is an internal measurement. What she couldn't confirm is whether the piers are considered a gateway or are the part of the wall, wall is Max 1.2m whereas the gateway is 2m
