Opting out and separate engineer

    Hi. I am due to start house building in a few weeks down the country. MY architect and builder want me to opt out when we submit the commencement notice. THey both say it is an awful lot of paperwork for nothing and will delay my build. They say that 9 out of 10 houses opt out where I live and I checked the commencement notices on the BCMS and it is true. IS it worth having? I have no intention of selling and as a compromise I am thinking about hiring a separate engineer to do site visits but I have to look into this. ANy thoughts

    Make you wonder who is in whose pocket and how arms length will any supervision be....

    They are trying to browbeat u here and the notion of you hiring a separate engineer for site visits makes me worry even more.

    have you had a quote for 'opt in' versus 'opt out'?

    that would focus your mind pretty quickly.

    and from my experience, ALL one off clients are opting out ....

    as an aside... did you hire the architect independently of the builder?

    Thanks everyone. Yes I did hire the builder independently to the architect and I also got recommendations/done my homework etc. I looked through the BCMS site for the commencement notices and note most ppl are opting out.
