Giving notice during fixed term lease

Quick question for a friend. They are in a the house 3 years and signed a lease each year. They now want to move out, can they give their 8 weeks notice so as to move out at the end of the current lease or do they have to wait until the lease expires to give notice. Fairly sure I know the answer but want to be certain.…

From my limited understanding of the Act, I believe they can give their notice now to expire at the end of the Fixed term.
