Deposit refund

    I have been renting a house for over 3 years, and the house was just sold. I am continuing to rent the house from new owners and am waiting on new contract to be written up. My question is whether my old landlord should be returning the deposit to me or if it is passed on to the new owners as part of the sale.

    Did you ask either your previous landlord or your new one?

    My thought is that the deposit should be returned to me as the deposit is not his to pass on and my contract is finished with previous landlord. He should be returning the deposit to me and I give deposit to new owners. Is that correct?

    You could also look at it as the new landlord has taken over the obligations of the previous landlord. Is there anything in your lease that specifically mentions it? Is there anything in your lease that mentions generally what happens if the property is sold/transferred?

    I would take it up with both parties now, let them sort it out themselves and get back to you.
