Permission to an extension to our extension

    Hi all,

    We built a large two story extension to our home 10 years ago that was roughly 39 square m ( per story ).

    Now we are looking to build another room at the rear that is about 13sm single story.

    Will we need planning permission as we are building an extension to our extension as the total floor will be over 40sm ?

    If it's 39 square metres per storey you should have got permission the first time as your floor area is 78 square metres.

    So what you need now is retention for the original extension and planning for the proposed new one.

    Yes there was permission for the first build, so we need to also get permission for this one as well even when its roughly 12sm ?

    Ah - apologies. I had misunderstood. Thought you had no planning for the first one.

    Sadly you still need planning permission for the new one. One of the quirks of the way the law is written.

    We already applied, had granted and built 78 sq m 10 years ago. The 12 sq m is something different

    I know. Add the 78 and the 12. It's a large extension and it's right that it needs planning imho.

    Thanks, we're also doing some major interior work as well so its fun fun fun.

    We've decided to take a little more time and work out what we really want as with the extra spend required we might as well do it once and do it right.
