€150 per square foot and plus or minus depending on level of finish. Does not include local authority contributions, gas, water or ESB costs.

    What do you mean everything?
    Planning?
    Construction?
    Supervision?
    Certification?

Have you got planning permission yet?

You'll pay even more for this service (If Available).
You need to engage a local Architect/Technician to prepare a planning application and construction details in order to get a tender returned.

You wont need to do this if you dont want to, there are design and build companies out there which will do it all, ill PM you a few names.

I agree. There's one or two in Dublin but they price accordingly for the extra work.
