Cost of 40sq m extension

    Hi roughly how much or what price range for a 40sqm extension? We are based in Dublin but hoping maybe to get builders from outside who might take it on. What's the least expensive route and costing?

    If that sounds feasible then look into it further.
    If that's way out of your budget, reduce the size.
    Also depends on spec. We spent €50k doing a 30 Sq. M extension recently to a pretty high standard.

    What difference will out of Dublin builders make?

    I spent 50k for a 25sq m extension but that included a new kitchen which accounted for 11 or so. Also some bespoke touches like timber collar ties and a red brick wall inside!

    Got several quotes all were around same for a baseline job then I tailored it to suit.

    Just a back wall about 5 meters wide and an rsj beam put in its place to support the rear of the house after wall removed.
