    Hi,

    First post on here but hope you guys may have some info and advice for me.

    Basically we want to convert an existing house/garage/office into house/2nd living space

    The main house has 2 living rooms, on is a living room, other is living/dining room.

    Here is what we are thinking of doing:

    1. Knock wall between living/dining room and garage/office.
    2. Close up standard size garage door insert a window.
    3. Close one external doorway and open another.
    4. Garage floor is lower so we would need to fill this. (7mx3m approx)
    5. Electrics will need doing. (moving some sockets/light switches)
    6. New Small kitchen
    7. Living and dining area are already there so no renovations needed here.
    8. Close an internal doorway.
    9. In the new area there will be 1 or 2 stud partitions.



    We have an oil burner and the house is just all one Zone. Do you need a specific burner to add a 2nd zone so that the 2 new living spaces would be independently heated.

    Would prob need to add 1/2 more RADs.


    We have gotten some prices, one was 60k!!!

    I was hoping it would be closer to between 20k and 30k.

    What do you think would be a realistic price?

    Or any ideas that would help keep costs down?

    You won't need a second burner for the two rads, just set up a two thermostats to fire the burner for each location.

    You'll probably need to dry line the walls with insulation on the inside.
    Yes 20/25 K would seem about the price.

    Check other threads. I think I saw an itemised breakdown on one last week.
    I think it was near 600 per sq metre direct labour. But that was a build.

    Wondering about damp proof, esp if you are rising the floor.
    It needs to be specd correctly. Lots of little jobs and trades.

    I think you are right regarding the thermostat - this may be a better option than adding a zone. Cheaper too!! Thanks!!
