    Hi,

    I have a Baxi boiler model 60/100.

Its correct operating pressure is listed at between 1 and 2 bar.

I have noticed in the last two days the when not it operation it can will be range from 1.5 to 2 bar and when simply at rest but the heating is turned on it can go up as far as 3.5 bar!

I attempted to bleed approx 0.5 litres from one of my rads when the boiler was off and while the pressure did drop to 1 bar, within 10/15 minutes it rose again to 2 bar at rest.

Would be very greatful of any advise if there is anything else I can try.

In my hot water press upstairs there is a pressure valve on one of the pipe beside the hot water tank reading 0.7 bar not sure if this is related.

There is an auto fill valve on your heating so it constantly tops up or keeps the preset pressure up on your boiler.
If you post a pic of hot press and pipe work someone will be able to talk you through how to lower the pressure

Here are some pictures of my hot press. There is a pressure guage on one of the pipes in the press which is reading 0.7 bar with heating off. The pressure reading on the Baxi boiler reads 1.5 bar with the boiler off

I don't seem to be able to open those pics

There's a very good chance the expansion vessel in your boiler either needs replacing or recharging

I am not allowed to post URLs unfortunatley it you copy the links posted into the address bar of the browser and add "https://" before the link you can view them.

I have booked in to get the boiler serviced on Thursday hopefully it won't be an expensive fix!

Just turned the heating on and it's running nearly 3.75 bar after only ten minutes. Checked the hotpress and there is water leaking from one of the pipes from the hot water cyclinder. The leak is coming from a vertical pipe with a joint in the middle look to have a screw in it some sort of vent.

Is it time to call an emergency plumber?

Take of some water from a rad to get it down to about 1bar and see how long it stays there.

Sounds like the expansion vessel needs to be replaced
