Pyrite - Waterside, Swords/Malahide

    Hi guys,

    Hope somebody can help please. Good friends of ours bought an apartment in the Waterside development in Swords/Malahide approximately 7 to 8 years ago. They have had no issues up until lately but when they tried to sell they stumbled across a major problem.

    The property wasn't formally on the market but they asked my sister and her husband would they be interested in purchasing the property. My sister got a surveyor to give the apt. the once over but when she received her report he assured her the property had been effected by pyrite??

    No way our friends would have duped them like this and they are scratching their heads as much as we are.

    We are no experts but there is no visible cracking evident etc.???

    Out of interest, what advice are you looking for? Are you looking for a second opinion on the findings? Perhaps a second opinion and further forensic analysis is required. The surveyor mention how he came to that conclusion in his report?

    Pyrite from my understanding is a deal breaker.

    We recently bought there ourselves and got a survey done and there was no mention of pyrite in that survey.
    Of course it is possible that some area's of the estate may have it but some don't

    Hi Jon, no great detail as how he came to the conclusion he did so they presumed maybe he had some inside information for want of better phrasing. They have lived in the complex for 7 plus years and have not encountered any structural defects or pyrite symptoms. Having spoken to neighbors they too have not had any issues.

    How are you finding the area Paddy?

    If Pyrite is present its only an issue if you are buying on the ground floor. Apartments above ground level are not really affected. Also it is possible the surveyor was simply covering his ass in case there was an issue manifesting in the future. The signs of Pyrite are pretty obvious-Some of the visible signs are:

    Off level flooring- more than 6mm over 1 meter, cracked floor slabs, uplifted floor slabs at the thresholds of external doors.
    Cracked ceilings
    Cracked walls
    Door that stick on the floor when opened. Distorted doorways
    Cracked floor tiles
