idea of cost to refurbish cottage

    I am considering buying a terraced cottage with one large upstairs loft room. The building has been vacant for the last 4 years. Underpinning work has been done but I was wondering if anyone could give me an idea of costs regarding:

    complete reroofing?
    rewiring of electricity?
    fixing dampness caused from leaks?

    other info or experience in this kind of work would be greatly appreciated :)

    Entire roof, dormers?
    Floors
    Finishes
    Windows/doors
    Plumbing
    Heating
    Insulation
    Rising damp
    Access
    Parking
    Scaffolding
    Front garden for skip

    Etc

    With the info you've given thus far, Budget 1000€ per m2 minimum

    Hiya! Thanks for the reply!

    I'm guessing around 60m2. We will be getting a surveyors report next week but I'd like to have an idea of costs beforehand so I don't get my hopes to high!

    My partner is in construction so plans on doing all dry lining/slabbing/taping & jointing himself. We're guessing the main costs are going to be the roof (assuming it needs to be completely removed) and getting the electrics done.

    Have a friend who can do the flooring and it's all set up for gas. It is end of terrace so there will be room for skips at the side of the house. We would be replacing the Windows/doors.

    Everything else is not too clear until we get the surveyors report. thanks again :)
