Planning Permission/ Revised plans

    Hello
    We have had planning granted for house 3300sqft, however we want to scale back to 2700sqft.
    We are not altering original design.
    Having discussed with our architect his view is that another planning application would not be required. Speaking with engineers etc for sign off they seem to think we would need to reapply for full planning again on dwelling.

    If you are reducing the house by 600 sq feet you are altering the design.

    The architect who said another planning application would not be required - why isn't he signing off on it? If he says you don't need another application get him to certify the house and put his insurance on the line.

    My personal view is that you do need a new planning application. I wouldn't sign to say a house was in compliance with planning if it was granted at 3300 sq foot and has since been chopped and changed to the tune of 600 square feet.

    the very first planning condition is that it shall be constructed in accordance with plans and particulars submitted....

    if it is being reduced by almost 20%, its certainly not a 'de minimus' change.
    and as MT says above.... if the architect considers it acceptable, let him/her sign it off in compliance with planning permission with his/her insurance on the line...... otherwise they dont have a dog in the fight so their opinion doesn't matter.

    Just to weigh in on top of what was already post, a fresh Planning Application is required for the change of design.
