Home Insurance - beach front property

    I am interested in buying a property. It is on the beachfront - the back garden facing onto the beach. The tide comes up to about 6 feet to the back of the garden wall. The house is up on a height above the sea level and the house is approx (will have to confirm) approx 80m to back wall.

    I started to think about home insurance. Its not classed as a flood plain as an insurance company I rang said they would quote but only if I bought the property but flood cover would more than likely not be included.

    None of the properties have ever had flooding issues ... any thoughts/advice? I was just looking for a ballpark figure for insurance as I would like to be able to afford the yearly insurance :)

    Spring tides and 100 year floods all the rage these days. Getting flood insurance i imagine will be next to impossible. If you do it will be prohibitively expensive

    Thanks skippy2. I've just been onto another insurance company there and they said they would insure the property but not offer flood insurance. I'm finding it impossible to get a ball park figure for insurance. There are a number of other homes on the strip so I'm assuming they are insured.

    Is there any issue with coastal erosion you should also look in to? Coastal erosion may also limit a bank offering a mortgage on a property.

    Could I suggest, if you haven't done already, speaking with the other house-owners to see how they have worked around this issue, if possible.
