Single storey house in between two two-stories

    Hello all.

    We are just starting the process of buying or building a house in rural County Galway.

    Whilst buying would be cheaper, suitable properties are just not available.

    Therefore, we are looking at sites near my family home.
    One available site I have seen and may approach the landowner about is situated between two two-storey houses.
    The road it is on has a mixture of one, one and a half, dormer and two storey houses.
    I will be engaging an architect to design a single storey house for us in due course and advise us in depth.

    My general query before making any approaches, which I wonder if anyone can advise on, is whether the planners would have an issue with granting permission for a one storey dwelling between two two-storeys?

    I'd say unlikely although planners are a strange bunch. Hard to say without seeing the site.

    Galway Co. Co. allow you to get a pre planning report which is fairly useful but importantly it's free and you don't need to have purchased the site. I got one in less than an hour too. They ask for folios and other information to prove your family live in the area so make sure the site is within the allowed distance from your family home.

    Generally not, however with a good architect you should be able to design a house that will have the same presence as a two story while still being a single story house, ie double height living space etc. Once the general appearance externally is similar to a two story you should be ok, contextual elevations will be key here.
