Cost of Certificate of Compliance with Building Regulations

    Hi

    I am selling my house. I built an extension which was exempt from planning permission as below 40spm and applied for exemption.
    I used an architect who designed the extension and managed the builders.

    He will supply the certificate of exemption from planning at no extra cost, but is going to charge 650 (ex VAT) for a certificate of compliance with the building regulations.

    This seems high to me. Is there any additional work required by him to provide this cert?
    I already have an engineer's cert to confirm the foundations, roof structure etc comply with the building regs.

    Who can provide this certification and what should the approx cost be?
    I am only looking for the bare minimum that will be required by solicitor for house sale.

    Did he supervise the construction of the extension?

    his Certificate may be a Compliance Certificate which would be more expensive than an Opinion of Compliance based on visual inspection.

    Well he managed the payments to the builders so did 6 or so site inspections at the time of the build to ensure they build as per the spec outlined in his design.

    I just want the bare minimum that would be required by solicitor for house sale. If an opinion of compliance is all that is required, what should cost be for this?

    That's the thing, he most likely cannot issue an opinion of Compliance as he did infact see the construction and has moral obligations under his member ship to the RIAI or Engineers Ireland etc etc

    He has to abide by the rules of conduct etc

    On a positive note, it sounds like he is confident in the works done and is prepared to stand over it.

    Sounds like he is taking the hiss-there is no extra time involved is providing a cert at the end of the build to you and to look for another €650 is just mean spirited. It should have been part of his services to supply the cert at the end. If he did the staged payment sign off part of the payment cert was to certify the works were in compliance with the building regs so I don't understand why its more to simply fill in a piece of paper.
