buying land to plant trees

    There is a piece of land for sale a few miles away. I was wondering what I could afford to pay if I were to plant it. Thirty acres half eligible as forage the other half not. Have I any way of knowing if I will get permission to plant before I would buy the land? What would the land be worth in twenty years if I bought and planted it? Any advice, suggestions or help would be appreciated.

    In 20 years you will still have a maturing crop of trees on the land. When its clearfelled, the land will be worth half of what it's worth now. (Clearfelled land can be bought for about 2k/ acre )
    Unless of course some grant aid for replanting is introduced in the meanwhile.

    As little as possible 3.5-4k per acre, you need to get a forester to inspect the land to see if it's suitable to plant first
