just going through the headache which is the mortgage process, ive gone past sale agreed and got an architect report, the bank wants to send a valuator to the property, the house is in ok condition but does require an electrical rewire obviously gonna run me around 2.5k, just wondering if anyone has any experience about this part of the process and do they recon the valuator is likely to reject the mortgage offer?

the valuer has nothing to do with things like rewiring in fact they wont be qualified to even notice that the house needs to be re wired. They are essentially estate agents of the banks choosing to go and see if the property is being sold at the correct value. We just moved into our house two weeks ago and the valuers report contained details including how many rooms, garages sheds conversions, gas or oil heating, in good, fair or poor state of repair, if there is any evidence of damp or dry rot and the prices of any other similar property's which have sold in the area
