Replacing decking on balcony

    Hi there

I have a top floor apt with a balcony as per the image attached.

Just wondering has anybody in a similar situation ever replaced the wood on theirs?

I am figuring that it would be easier to replace the wood then attempt to clean as the wood has not been maintained by the previous owner and it would be very messy for the people below if we were to try to spruce it up.

I am not sure what the underside of the balcony is like as in what support is their.

Could I even replace with something like this or would that be safe?

I have asked the management company for their advice too in this matter to make sure I am not breaking any house rules.
