refused planning permission

    Hi all
    I am looking for advise in trying to get planning permission in co. kildare.

    I got refused for the following reason.

    That if I was granted planning it would lead to URBAN GENERATED HOUSING IN A RURAL AREA.

    i am well within the 5k distance, i dont own a house I am from a village that has 170 people living in it and the council say it is an urban area even though the county development plan says a rural settlement is 50 to 600 persons

    Any advise in getting around this planning issue it is the only thing they are refusing me on

    Depends on what their policy says re rural linkage. It is common that persons from larger towns would not satisfy rural linkage but then i'm not familiar with Kildare. Check out what the development plan says re rural linkage.

    Kildare have a fairly detailed explanation of how they enforce 'rural local need' and also have an extensive list of documents to present during a planning application.

    Sorry for late reply Internet problems

    I work in Meath

    County Dev plan states rural settlement is 50 to 600 people. Where I am from is a small village and last census has population of less than 170

    I am within 3k of sites

    did you see the document i linked to?

    which zone are you in, 1 or 2? which category did you apply under? and did you submit all the relevant documents as listed?

    yeah i saw that document thanks.

    i live in zone 1 and come under point 2 of that paragraph. i grew up in the area for more than 12 years. have kids going to local school that the site would feed. all relevant doc were supplied b/cert, letter from school etc etc. i have been renting for the past four years in the local area. a county Councillor said put it back in and it would be 50/50 but that is not great odds was trying to see if there is anyway i can improve them. as i said it is only a small village i am from with no more than 170 people, church and school, hardly urban is it ?????

    Urban generated in this context doesn't mean where you were born it means where you work.

    If you and your wife are proposing to build a house in this rural location and then commute to work in an "urban" area then your proposed dwelling is seen as "Urban Generated" - i.e. it's only there because you have a job in an urban area.

    P.S. I'm just discussing what the Co. Co. mean by Urban Generated. I'm not an expert on the Kildare Co. Co. Development Plan or how the planners interpret it. I'd advice showing as many links to the area as possible. Go above an beyond the minimum they request on the form. Show why you are an active vital part of the community in which you are proposing to live and why the community would be damaged if you built/bought a house near work instead.

    OP, surely if its in a rural area, you can just build it away as long as no one complains?

    my wife is a full time carer for my son and has to be on call for the school if required to give my son medication. i am based in a small urban town but most of my work would be done in rural areas of south meath. i have forwarded all these forms with no joy.
